Real estate strategy

Our housing advice provides insight into how your work environment supports your primary processes. Together, we will look at whether the current real estate, building layout and facility services fit your business situation and strategic objectives. We will then think of alternatives to optimise your housing together with your current suppliers, or with our own suppliers. Last but not least, we will implement these various recommendations and ensure they are properly aligned with your situation.

Transaction management

Your company's work processes, needs and requirements are the starting point for real estate transactions and for finding housing which suits your business objectives. We will draw up a spatial and functional Schedule of Requirements (PoR) that your future accommodation must meet based on a number of conversations, preparing additional information like where your employees come from and where your clients or suppliers are located. Based on this PoR, a shortlist of available alternative buildings that best meet your objectives will be made.

Project management

Outsourcing (construction)project management creates scope and efficiency. As your projects are managed from one central point, clear and frequent information can be provided to all internal and external stakeholders. Clear reports give you an overview while ensuring you stay involved in the various projects.

Design and build

We will help you achieve the best design for your building(s) by providing business interior advice and project supervision. We work with a network of well-known designers and furnishing agencies. Together with them, we will come up with a balanced and sustainable design aiming for a positive user experience. This design does not only take your current needs into account, but also your future business goals.

(Integrated) Facility management

Facility services play an important role in the day-to-day functioning of your company and employees. The “hard” technical services such as building maintenance and the “soft” people-oriented services like catering and cleaning provide the basis for your primary business processes to function in the best possible way. In optima forma, these different services complement each other seamlessly.

At many companies, the responsibility for property management and facility services is divided among several stakeholders who handle this responsibility on top of their everyday work. A lack of knowledge about properties and facilities and a limited sharing of information within the company lead to delays in implementation, the level of quality is often unsatisfactory and substantial expenses are subsequently incurred to repair unnecessary mistakes.

Since MYSS takes responsibility for the management and coordination of all accommodation matters, our clients only need to consult with a single party, after which we ensure optimal cooperation and coordination between all parties involved.

If you prefer, we will work with you on the basis of financial and qualitative criteria to determine which service providers best suit your business objectives based on our experience and your needs, and with whom you can enjoy working together with the most, at the appropriate budgetary level.

When we extended our lease agreement a few years ago, there was no-one within our company responsible for making sure that the verbal agreements with our landlord were put into writing. When the landlord then sold our office, we ended up in a dispute with the new owner, who claimed that they were unaware of the agreement that a new air conditioning system was to be installed by the landlord. As we could not prove anything, and since our employees no longer wanted to work in the heat, we ended up having to pay for a new air conditioning system ourselves.

Recently, when our contract was up for renewal, MYSS supported us by determining what first needed to be done to the building, then ensuring the owner pay for this work and even lower our monthly rent. At least it now feels like he paid for the air conditioning after all.
