Determining the guiding principles
The work processes, preferences and requirements of your company form the guiding principles for property transactions and for finding premises that match your business objectives. Based on a number of discussions and the compilation of additional information, such as where your employees come from and where your clients or suppliers are located, we will draw up a spatial and functional Schedule of Requirements (SOR) that your future premises must satisfy. Based on this SOR, a shortlist of available alternative buildings that best meet your objectives will be made.
In addition to a functional comparison of the alternatives on the shortlist, we will compare the buildings to each other in financial terms on the basis of the Total Costs of Occupancy method, whereby operational costs and investments in the buildings are weighed up against each other over comparable terms. This will enable you to make the right decision and avoid any financial setbacks or disappointments related to the use of the building.
Analysis and drafting of the lease agreement
Once the best premises for your business have been found, the lease or purchase agreement must be drawn up. Every contract has room for improvement. Our extensive background experience means we can quickly indicate the points in your current or new lease agreement that need adjusting and in particular, which conditions should not be altered. Landlords each have their own considerations when it comes to the terms and conditions that are important when entering into a lease agreement. Determining which conditions are important to you avoids wasting time during the lease negotiations and avoids investing unnecessary time in requests that cannot be met.
Management of your building projects
We then provide the Schedule of Requirements for the property or the furnishing of it. We structure the procurement process by assigning various consignments and work, drawing up guidelines and making framework agreements with our partners. We are your single point of contact and coordinate everything with the parties carrying out the work. For more complex projects, we can appoint a programme manager. Greater efficiency can be achieved this way.
Building project management reports
During the project, our project manager registers the costs and adjusts budgets where necessary to ensure they stay aligned with the schedule of requirements. Also, scheduling will be tweaked according to the agreed Service Level Agreements (SLAs). We will continuously keep you informed by way of progress reports. As soon as the project is wrapped up, we will provide you with an end report.
This final report enables us to further perfect our approach in order to make future projects even more efficient.
